Whole-House Moves Across Lee’s Summit and the KC East Side

A whole house is a different animal than a few rooms. The chest freezer that hasn’t budged since 2009 sits in the basement. The attic holds the Christmas tree, the patio cushions, and the boxes nobody opened after the last move. The dining set came apart in twenty minutes but is going to demand an hour to reassemble. Summit handles entire residences across the KC east side: brick ranches off Pryor Road, Cape Cod walkouts along Tudor Rd, two-story new builds out by Raintree Lake, the older Main Street homes that went up before the war, and the lakefront places on Lake Lotawana where the lot drops thirty feet straight to the dock. Brandon Hesse, KC East Local Lead since 2016, has run enough of each that he knows what a house is going to throw at the crew before the front gate even opens.

The house has to be livable tomorrow. Walk-boards bridge the front threshold to the drive, runners cover the hardwood and tile, ram-board lays over stair treads, and the door jambs and banisters get padded before any heavy piece moves an inch. Beds, sectionals, dining-table legs, treadmills, the elliptical that hasn’t seen daylight in three years, all come apart on the load end and reassemble in the right room at the destination. Hardware travels bagged, labeled, and zip-tied to the piece it came off of.

Brick ranches, walkout basements, and Lotawana lakefront

The Cape Cod walkout on a crawl space is the most common Lee’s Summit floor plan. It comes with its own quirks: a steep upper level with a half-flight to the main floor, a finished basement reached from outside down a sloped patio, and a crawl space under the dining room where nobody has set foot since the inspection. Brandon scopes the lower-drive load, the mechanical-room appliances, and the crawl access before the truck rolls. Lakefront on Raintree Lake or Lake Lotawana adds long driveways, tight pivots in front of dock houses, HOA windows that close at 6, and the patio doors that wrap with extra padding because they are the carry-out for the basement sectional. The crew adapts; the rate stays on paper.

  • Hard floors and stair treads get covered with ram-board and runners at pickup and again at delivery
  • Padding for banisters, wall corners, and door frames everywhere a piece passes
  • Beds, sectionals, dining sets, and treadmills broken down and rebuilt on the other side
  • Crawl-space access and walkout-basement load paths scoped before truck day
  • Lake Lotawana, Raintree Lake, and Cedar Creek lakefront handling done by crews that know the gates
  • Same-day binding flat-rate quote after a room-by-room walkthrough

To get a binding flat-rate written the same day after a walkthrough, dial Summit at (888) 711-4778. Brandon’s team handles the day; Wyatt and Megan write the paper.

“Move went seamlessly. Movers were careful moving furniture so that no furniture or home received scratches. One detail which was a slight inconvenience was move coordinator said move would be 2-3 hours but took 7-8 hours with two movers. Mover professionals were very hard working and careful.”

Service FAQ

Do you handle Cape Cod walkout-basement homes?
Every week. The walkout-on-crawl-space layout is the most common house shape on the KC east side, and Brandon scopes the lower-drive load path, mechanical-room appliances, and crawl-space clearance on the walkthrough before move day so the crew knows the route in advance.
Can you move lakefront homes on Lake Lotawana?
Yes. The Lake Lotawana, Raintree Lake, and Cedar Creek runs come up steadily. Long drives, tight turns near dock houses, HOA window times, and walkout-basement load paths all get planned during the walkthrough so the day actually fits the gate hours.
Are the floors and stairs protected?
Yes, on both ends. Runners and ram-board cover hardwood, tile, and stair treads, and banisters, wall corners, and door jambs get padded before any heavy piece moves. The protection is part of the standard rate, not a tacked-on line item.
Do you break down and rebuild the furniture?
We do. Bed frames, sectionals, dining-table legs, treadmills, ellipticals, and similar pieces come apart on the load end and get reassembled in the destination room. Hardware rides bagged and zip-tied to the piece it belongs to, so nothing goes missing in transit.
How does pricing work on a whole-house move?
Flat-rate band after a walkthrough. A 3-bedroom lands $1,820 to $2,720; a 4-bedroom $2,640 to $3,920, written binding the same day. The $150 deposit credits straight to the total on move day, not on top of it.
